  1. I recently just did numero 2. The other options we aren’t able to even do because of space constraints. My front yard had an area that used a ton of water. Some scraggly rose bushes and then some random smattering of green bushes in the front. It wasn’t beautiful and it used a ton of water. We ripped it all out to put in water-friendly plants that go along with the desert environment of LA much better!

  2. Extra bedrooms improve the value and the kitchen and bathrooms sell the home. Don’t want to modify it too much that you customize it to something only you would want. Market in our area is on fire which we would have never imagined a few years ago.

  3. Extra rooms do increase the value of a house, but it will also increase the space of the house that needs to be cleaned. I think I’d do this only if I know I’m going to sell the house pretty soon. Garden landscaping is a good idea. I personally take a second look if a house has a beautiful garden.
